December 1, 2023 To: Boston 311 Service Request to 311 from constituent to ISD Housing regarding an request to investigate an illegally-run daily rental/Air BnB in a non-owner-occupied residence. The letter to Boston 311/One City Hall Square, Room #809 states that the owner, Carla Gracey, who is a realtor, moved out last Summer from #5 Greenough Park in Jamaica Plain and is now living full time on #18 Monmouth Court in Brookline. She has stopped all her mail delveries and only comes to the property to prepare it for rentals on Air BnB. According to the City of Boston Short Term Rentals ordinance: "Residential units offered as short term rentals are only allowed in owner-occupied condominiums, single-family, two family and three-family buildings." The attached files show she is, through Air BnB, offering a by-the-day rental of her first floor condo at #5 Greennough Park. She has told neighbors that she has a City-approved "Short Term Rental," only for such purposes as "hospital stays" and "hospitality home." This does not appear to be true. She does not live at #5 Greenough Park, and if she was granted said permit, she apparently mislead the city in order to obtain it. It is not owner-occupied condominium. The people who rent through Air BnB (for $225.00 a night) are mostly out-of-town travelers and stay anywhere from 2 says to a few more. This area has maintained a low crime rate through an observant and careful Crime Watch organization, but the constant coming and going of unknown persons makes such an effort extremely difficult. Ms. Gracey's use of the property has raised a serious concern in the neighborhood,and we believe it should be halted. | : [Is there an apartment number?: []
