- I am submitting this Boston 311 report regarding a serious, ongoing mice infestation throughout the building at 304 Seaver Street, Dorchester, MA 02121. Mice are being seen throughout the property, including in common areas and residential areas, and there are continuing signs of infestation such as droppings and repeated rodent activity. This has become a public health and sanitation issue that is affecting multiple residents and the overall habitability of the building. Elm Hill Estate (property management/landlord) has not responded appropriately or effectively. The actions taken, if any, have not eliminated the infestation, and the problem continues. Under the Massachusetts State Sanitary Code, the owner of a building with two or more dwelling units is responsible for maintaining the premises free from rodent infestation and for taking adequate steps to exterminate and prevent re-infestation, which includes addressing conditions that allow mice to enter and remain in the building. I am requesting that Boston Inspectional Services (ISD)/Housing open a case and conduct an inspection of 304 Seaver Street for rodent infestation and related code violations, and require management to take immediate corrective action. This should include a building-wide extermination plan by licensed pest control, sealing of entry points/holes, and remediation of any sanitation or maintenance conditions contributing to the infestation. Management must be directed to provide timely remediation and follow-up until the infestation is fully resolved. Please treat this as a priority housing and public health complaint and ensure enforcement action is taken if Elm Hill Estate fails to comply.
