    We are submitting this information for your review regarding 608 Dorchester Avenue, Unit S (South Boston 02127). A similar concern was previously reported to the city in December 2025. The ground-level unit appears to be operating as a full-time residential apartment within a B-1 (General Business) subdistrict, yet no publicly available record of a residential Certificate of Occupancy or legal Change of Use exists for that space. There is a long history of smoking-related and ventilation complaints originating from this unit, including strong cooking and smoke odors migrating into other occupied areas of the building through shared walls and ceiling cavities. The unit contains a full residential kitchen and a recirculating range hood that vents internally rather than to the exterior, as well as a bathroom fan that appears to discharge into a shared wall cavity, not outside. These conditions suggest the space may have been converted from a former commercial use to residential occupancy without required building, mechanical, or fire protection upgrades.
