This is the same host as complaint #101005416985. STR-521905 This STR registration is being used for two separate full units so it should have two registrations. On its application it stated that it will NOT be a short term rental and instead will be used as a corporate rental with a minimum of a 10 day stay. This is not the case as there are two listings per unit and one is for 1 night minimum. There is a small note that in two listings of 4 that "This unit should be rented by individuals or family members on medical related travel." in the listing but that is NOT proof of a hospital contract. Can ISD please verify that a contract exists? He also received expired STR#415841 for 4 Thwing St which expired in 2020 and he is using this number for 4 different listings. 408 sever st unit 4 has been split into two units. The basement is now its own unit. please confirm that this is firesafe, do the spiral stairs count as a means of egress? because they now go into the other unit and the door may be locked. The corporation evolve has not registered this rental with the state as a lodging operator and has not registered this short term rental with Boston. I have a specific question related to the short-term rental ordinance. To my understanding, if you live in a single-family home and are registered with the city, you can rent on Airbnb or other platforms for a maximum of 90 days a year. However, you need to be present in the house while it's partially rented; you can never rent the full home to a stranger without being present, and one room should be available for yourself. Is that the correct interpretation, or can you rent the entire property for less than 28 days multiple times, with a max of 90 days a year, and you don't need to be present at all?
