    Please see previous report #101005287006. The City reported in the comments that "The Post Hospitality Group has applied for 'institutional/ business stays' for the units referenced. The city is reviewing the use of exemptions closely." Clearly you aren't monitoring them that closely since they have minimum nights available of 4-5 nights for most of their postings. Institutional stays require a 10 night minimum.     In 2019 Patrick Pirozak applied for a short term rental license. The application was invalidated within 4 days. He then took the STR# and has been using it for a month anyways. This is the exact same host as 311 reports #101005302117 and #101005330989. Please note that hosts "Boston" (picture of a woman) and "Jason" (picture of a man) are both stock images and not real people. If it looks like fraud and it acts like fraud, its probably fraud.

    In 2021 Mr. Robert Onessimo started a Short Term Rental Registration application. About one month later the application was inactivated. However, Mr. Onessimo held onto that registration number and starting in November of 2023 has decided to use that number for six different AirBnB listings. ALL listings have a minimum stay of 2 nights (not 10 or 30). Please note that 2 Hull St Court only has 5 legal units but there are six listings. This is the exact same host as 311 report #101005302117. Please note that hosts "Boston" (picture of a woman) and "Jason" (picture of a man) are both stock images and not real people. The names associated with the application are Robert and Jesus. If it looks like fraud and it acts like fraud, its probably fraud.     Jason and Katherine Post own three units in 428 Marlborough. Two do not qualify for a short term rental per the eligibility data made available by Boston.gov. One does qualify and they are using STR number 544863 but City data does not show that the registration is current. In an attempt to get their units listed on AirBnB they selected that the units were exempt due to Hospital contracts. In the host profile it mentions that people with hospital affiliations receive a special rate and that the intent of the rental is corporate stays. Special rates and intent are NOT short term rental registration exemptions highlighted in 9-14.4B sections (c) and (d). These rentals must be registered according to Ordinance 9-14 for the City of Boston.     1056 Commonwealth Ave apartment building has not had heat since Dec 22nd they have only given residents little heaters but have not said when the heat will be restored. The little heaters are tiny and do nothing the whole building is freezing please do something. I am paying rent for heat that doesn’t exist.

    Carla Gracey, a realtor, is illegally renting her former condo through Air BnB. She no longer lives at 5 Greenough Park in Jamaica Plain. She lives in Brookline. Since October she has had several renters from out of state at 5 Greenough Park. My understanding is that according to the City Of Boston Short Term Rentals ordinance : “Residential units offered as short term rentals are ONLY allowed in owner-occupied condominiums, single-family, two-family, and three-family buildings.” Again, she has not lived there since September.     December 1, 2023 To: Boston 311 Service Request to 311 from constituent to ISD Housing regarding an request to investigate an illegally-run daily rental/Air BnB in a non-owner-occupied residence. The letter to Boston 311/One City Hall Square, Room #809 states that the owner, Carla Gracey, who is a realtor, moved out last Summer from #5 Greenough Park in Jamaica Plain and is now living full time on #18 Monmouth Court in Brookline. She has stopped all her mail delveries and only comes to the property to prepare it for rentals on Air BnB. According to the City of Boston Short Term Rentals ordinance: "Residential units offered as short term rentals are only allowed in owner-occupied condominiums, single-family, two family and three-family buildings." The attached files show she is, through Air BnB, offering a by-the-day rental of her first floor condo at #5 Greennough Park. She has told neighbors that she has a City-approved "Short Term Rental," only for such purposes as "hospital stays" and "hospitality home." This does not appear to be true. She does not live at #5 Greenough Park, and if she was granted said permit, she apparently mislead the city in order to obtain it. It is not owner-occupied condominium. The people who rent through Air BnB (for $225.00 a night) are mostly out-of-town travelers and stay anywhere from 2 says to a few more. This area has maintained a low crime rate through an observant and careful Crime Watch organization, but the constant coming and going of unknown persons makes such an effort extremely difficult. Ms. Gracey's use of the property has raised a serious concern in the neighborhood,and we believe it should be halted. | : [Is there an apartment number?: []
