    Housing code violation - inadequate bathroom ventilation. Unit 1132H at 50 Western Avenue, Allston, MA 02134 (Verra Boston, managed by Greystar Real Estate Partners). The bathroom exhaust provides no air exchange. There is no standalone exhaust fan. Building management states the ventilation is "integrated with the Ephoca HVAC system" but it does not ventilate the bathroom. No operable bathroom window exists. This condition violates 105 CMR 410.351, which requires mechanical ventilation capable of exhausting air at a rate of five changes per hour in bathrooms without windows. Multiple units in the building have the same deficiency. This ventilation failure has caused repeated building-wide fire alarm activations documented by management from August 2025 through February 2026, as residents open doors to ventilate cooking smoke due to inadequate in-unit ventilation.
